A) All Bidders MUST sign the ONLINE AUCTION ACKNOWLEDGEMENT OF TERMS & CONDITIONS prior to bidding.

B) Bids will be accepted only through said website. Bidding will open at 1:00 PM EST on April 23rd, 2025, and will end at 7:00
PM, May 5th, 2025.

C) The real estate sells ’AS IS.’

D) The property sells with a $414,000 RESERVE (or minimum bid)

E) The successful bidder will be contacted at the conclusion of the auction for arrangements to obtain electronic signature/s and tendering of the required deposit is 10% of the high bid amount.

F) Buyer to proceed to close within (30) days of Court's Confirmation of Sale.

G) There is a 7.0% Buyer’s Premium charged to the Buyer & collected at the close.

H) Purchaser shall be responsible for those costs, allowances, and taxes that the proceeds of the sale are insufficient to cover.

J) The building is currently occupied by the owners with no right of possession after closing. The Buyer is responsible for any eviction process and costs, if necessary, to obtain possession.
