TERMS OF SALE:

The property will sell with a minimum opening bid of $80,000 (based on 2/3 of the $120,000 appraisal). Within (48) hours of the close of the auction, the successful Bidder must make a nonrefundable deposit in the amount of 10% of the final bid price; payable by cashier’s check, certified check or wire transfer to the Auction Ohio Real Estate Trust Account. The successful Bidder shall pay the balance of the purchase price, plus conveyance fee, recording fees, title insurance and an additional 7.0% Buyer’s Premium at the closing. The successful Bidder shall be responsible for those costs, allowances, and taxes that the proceeds of the sale are insufficient to cover.
